Rechargeable repairs

We will charge for damage caused thoughtlessly, deliberately or by neglect. This work is called rechargeable repairs. Common examples of these are  broken windows or lock changes.

Repairs that are not rechargeable are if the damage:

  • has been caused by fair wear and tear or because of the age of the property or installation
  • has been caused by a crime that has been reported to the police with a crime number provided
  • happened because the tenant was a victim of anti social behaviour


When a rechargeable repair is identified by inspection from a Neighbourhood or Inspection Officer, or flagged up by DLO operatives or Customer Service Officers, you will be informed and a provisional charge will be given to you.

You will be given the opportunity to undertake certain rechargeable repair work yourself or to use your own contractors. However you will not be allowed to undertake repair work deemed to be dangerous, for example electrical works. Any work done by tenants will be post inspected and will have to meet the standards of Chorley Community Housing.

If you decide you would like Chorley Community Housing to do the work, one of our Customer Services Officers will discuss and arrange the charge with you. Arrangements can be made to pay for the work in instalments.  Legal action can be taken if payment is not made. 

You cannot refuse to have the work done if it would cause a health and safety risk or cause more damage to the property.
